Rochedale Urban Village Task Force (Brisbane City Council)
Wolter Consulting Group undertook a comprehensive structure planning exercise in conjunction with Brisbane City Council, property owners and community to facilitate urban development of the broadhectare strategically located Rochedale area.
Wolter Consulting Group is a member of the Rochedale Task Force and played an active role in the community consultation processes, as well as in the formulation of the master planning outcomes, including determination of community infrastructure and facilities.
Wynnum CBD Planning Charrette (Wynnum CBD Urban Renewal Coalition)
Wolter Consulting Group was part of the strategic planning project that focused on establishing a new master plan for the Wynnum CBD through a week long charrette involving extensive community consultation and determination of future development strategies. This included consideration of public transport based development opportunities around the rail station, and options for the redevelopment or relocation of the Council’s library at Bay Terrace. Wolter Consulting Group played a key role in providing town planning services, undertaking community consultation, and preparing development options.
At the culmination of this process, Wolter Consulting Group prepared a Draft Local Plan for Wynnum CBD, and consequential planning scheme amendments to provide a statutory framework to enable the proposed redevelopment strategies.
Mossvale on Manly
Wolter Consulting Group were the town planning consultants and surveyors for Mirvac’s Mossvale on Manly, a 65 hectare master Planned residential community in Wakerley, in Brisbane’s bayside suburbs.
Mossvale on Manly is one of the groundbreaking residential estate developments in South East Queensland, which has pioneered development in the context of an integrated, collaborative planning approach involving the simultaneous delivery of a Masterplan, local plan, infrastructure charges plan and infrastructure agreement in partnership with Brisbane City Council.
The project presented numerous challenges and design considerations which needed to be addressed to ensure a viable project outcome. This included: Working collaboratively with Council to facilitate the preparation and finalisation of the Wakerley Local Plan which was prepared in association with Brisbane’s first Infrastructure Charges Plan; Responding to significant environmental features of the site including koala habitat, a waterway corridor and valued vegetation; Responding to community input; and Providing certainty to Council and the community through the planning approval.
Waterline Bulimba
Wolter Consulting Group played a key consultancy role in Mirvac’s Waterline project on former industrial land at Bulimba’s riverfront. This project comprised 126 detached houses and 18 apartments within a parkland setting along a 350 metre stretch of the Brisbane River.
In its capacity as consultant town planners and surveyors, Wolter Consulting Group played a key role in establishing and advancing the planning and design framework through the development application process.
This framework included a design guidebook which provided certainty for the community in terms of built form outcomes and addressed Council’s design, siting and privacy requirements. The framework accommodated market and purchaser flexibility in terms of internal layout, materials and design detail.
The planning approval therefore maximised flexibility for the developer to best match products to client needs and to respond to market conditions as different products peaked in popularity at different times throughout the life of the project.
Wolter Consulting Group adopted a creative approach to development strategy and problem solving, including input to: Successful negotiation and delivery of the small central park which created local amenity and brought increased value to those parts of the site which did not enjoy direct river aspect. Staging the project to enable cashflow and provide a ‘bank guarantee’ to Council for delivery of the park by way of linking this deliverable to a latter stage of the development.
